Draw the room to scale, including door swing, windows, radiator, plumbing stacks and the full projection of each fixture. Tape the proposed toilet and vanity footprints on the floor.

Compare the specifications that matter

Compare round versus elongated bowls by actual depth, not the label alone. A floating vanity may expose more floor visually but still project as far as a freestanding cabinet.

Draw the room, locate existing services and list non-negotiable clearances before selecting a particular toilet or vanity. For a basement, investigate drainage feasibility early; for a wall-hung vanity, investigate the wall's ability to carry the load.

Use comparable quotes

Ask contractors to quote the same layout and identify exclusions in writing. A low estimate may omit permits, wall repairs, waterproofing, electrical work or disposal. Keep the exact fixture model and installation drawing in the scope so that alternatives can be evaluated on equivalent assumptions. Do not treat an advertised product discount as a saving on the whole renovation.
